What does a building inspection report cover, and what do I get?

Our inspector carries out a complete building inspection that looks at:

  • Above the floor, inside the property, including wall linings, windows and doors, hardware, floors, bathroom fixtures, fittings, tiled areas, kitchen, cabinetry and any waterproofing issues
  • Sub-floor, if accessible, including foundations, ventilation and pipework

What common problems are found in Dunedin houses?

The same handful of issues come up again and again, and most of them are about water and heat:

  • No wall or underfloor insulation, and draughts around original joinery
  • Damp subfloors and rotting timber piles under suspended timber floors
  • Condensation in the roof space, particularly where insulation has been added without improving ventilation
  • Rising damp through original brickwork and chimneys
  • Blocked or leaking gutters and downpipes
  • Rotten window sills, sash windows and door frames
  • Monolithic cladding from the 1990s and early 2000s

We moisture-test throughout the house rather than relying on what is visible, because in an older Dunedin home the visible signs usually tell you only part of the story. Our guide to common building defects covers the most frequent issues.

What should I look for in an older Dunedin villa or bungalow?

Villas and bungalows have coped with Dunedin's weather for a century largely because they are draughty, so air moves through them, and they dry out. The trouble usually starts when you close up the structure. Re-lining walls and adding insulation makes a villa far more airtight, and if you don't deal with the water still getting in at the same time, internal moisture becomes the problem rather than the solution.

So we look at the piles and subfloor ventilation, the roof framing and flashings, the condition of the weatherboards and joinery, and whether an earlier renovation has trapped moisture. We also note original wiring and plumbing where it is visible, because those are the expensive surprises hiding in pre-1930s homes.

Do you check for moisture and dampness?

Yes, and in Dunedin it is one of the most important parts of the inspection. We use moisture meters on walls, ceilings, floors, and joinery, and check where water actually gets in: around windows and doors, bathrooms and showers, the subfloor, and the roof space. Dunedin's rainfall, humidity and cold surfaces mean dampness shows up as condensation as well as leaks, and those two have very different fixes. We tell you which one you are looking at, where it is coming from, and what it will take to put it right.

What about South Dunedin, flooding, groundwater and liquefaction-prone ground?

South Dunedin sits on low-lying ground made up of soft sand and silt, with a shallow water table that is connected to the sea. Dunedin City Council classifies parts of it as liquefaction-prone ground, and since November 2021, a building consent on that ground has required specifically designed foundations rather than the standard solution. Flooding is the main hazard, and the last major event was in June 2015.

On these properties we pay particular attention to the foundations, the floor level relative to the ground, stormwater and drainage discharge, the subfloor, and any sign of past flooding or ground movement. A visual inspection cannot certify ground conditions, so if the site matters to your decision, we will tell you to get a geotechnical report. Do you check for leaky building and weathertightness issues?

Yes. The period to look at closely is roughly 1990 to 2004, particularly where monolithic cladding was used without a drained cavity. Dunedin has had fewer leaky building claims than the northern cities, but they are real here, and the city's driving rain and persistent dampness make any weathertightness failure worse.

We look at cladding junctions, flashings, penetrations and window and door detailing, and we moisture-test inside the property where a failure would show. Where we find something, we tell you whether it needs monitoring, repair, or a specialist report.

Do you check retaining walls, drainage and slope issues?

Yes. Dunedin's hills are part of what makes a property worth inspecting properly.

On a sloping site, we check the retaining walls and their condition and bracing, how surface water is directed away from the house, where stormwater and downpipes actually discharge, and any sign of movement or drainage failure. Our structural inspections cover this ground in more detail. Unconsented retaining walls are not unusual here, particularly where a wall sits near a boundary or on council reserve, and they can be expensive to put right. If a wall needs an engineer, we will tell you that.

Do you check for asbestos and lead paint?

We don't test samples, but we look for materials and eras that suggest a test is wise. Assume lead-based paint in any paintwork from before 1965, and exterior paint from before 1945 may be heavily leaded. Asbestos was widely used from the mid-1940s until the mid-1980s, most commonly in asbestos cement cladding, eaves and roofing, textured ceilings, and as backing under vinyl flooring.

I am buying a rental or student flat in Dunedin. What should I know?

Much of the older rental stock around campus dates from before 1920, and deferred maintenance shows up most in that part of the market. Cold, damp flats are common here.

The Healthy Homes Standards have applied to every rental property since 1 July 2025, so landlords now have real obligations around heating, insulation, ventilation, moisture and drainage. A pre-purchase inspection tells you what the building actually needs, which is what you need to price the purchase and plan the work, instead of discovering it in your first winter with tenants already in place. Do I need a meth test on a Dunedin rental?

Yes, we carry out meth testing in Dunedin. The rules changed in April 2026, and they are stricter and clearer than they used to be. We test to the New Zealand Standard, NZS 8510:2017, and a rental is legally contaminated when residue exceeds 15 micrograms per 100 square centimetres. At double that level, a property is treated as uninhabitable for tenancy purposes.

This matters most for older rental stock that has been tenanted for decades, much of Dunedin's. If you are buying a rental, ask us about testing before you settle. What if the property has unconsented building work?

It is one of the most common things we find, and Dunedin City Council has a specific process for it.

If work was done without a building consent, the council generally deals with it through an independent safe and sanitary (or as-built) report for older work, or a certificate of acceptance for more recent work. The council cannot issue a certificate of acceptance for work carried out before July 1992.

A LIM only shows work the council knows about, so unconsented changes often don't appear at all, which is one of the limits of LIM reports compared with building reports. We report what we can see, and where that is the right pathway, we can prepare a safe and sanitary report. The author of that report must be independent, not the person who did the work and not an associate of the owner, which is precisely why you want an inspector rather than the builder who did it. How long does a Dunedin building inspection take?

Most take one to two hours, depending on the size and condition of the property. Allow longer for a large villa, a multi-level hillside home, or a property that has been added to over the years. If the subfloor or roof space is awkward to get into, the inspection takes longer because we still need to get in and look.

Can I attend the inspection?

Absolutely, and we encourage it. You will see what we see, and you can ask questions on the spot about anything that concerns you.

Many of our Dunedin clients are buying from outside the region and cannot get there. If that is you, we will talk you through the findings by phone, and you are welcome to ring us afterwards with anything the written report does not make clear.

Do new Dunedin homes need an inspection?

Yes. A new build can have incomplete work, defects in the detailing, and items the builder intends to come back to, and it is far easier to get those fixed before settlement than after.

We also see new homes where the cladding and flashings are sound but the ground levels, drainage or subfloor ventilation have not been finished properly, which turns up as dampness a year or two later.
